The report is written before you leave the driveway.

Photograph what you find and say what you see. Sillplate turns the walk into a branded, standards checked report, so the evening you used to spend typing it up is yours again.

Works with no signal

Crawlspaces and basements included. Everything syncs when you are back in range.

Your name on it

Your logo, your colour, your wording, the report is yours, not ours.

Nothing invented

Findings come from what you said. Anything unsupported is flagged before you sign.

What it actually does

You talk the way you always have.

Nobody dictates in finished prose on a ladder. Sillplate takes the sentence you actually said and writes the one a buyer can act on, and never adds a measurement, a cause or a date you did not give it.

What you said

“north east downspout is dumping right at the foundation, no extension on it”

What the report reads

Downspout at the north east corner discharges against the foundation wall rather than to an extension directing water away from the house.

Every finding says where its words came from, whether composed, matched from your own library, or typed by you, and you accept or discard each one.

How it works

Three things, and none of them is typing.

An inspection produces a few hundred photographs and a few hundred sentences. The work has always been turning those into a document a buyer can act on. That is the part Sillplate does.

1

Photograph and speak

Point the camera, describe what you are looking at. The component, severity and location come out of what you said. You are not filling in a form on a ladder.

2

Accept or correct

Each finding comes back in report language for you to accept, edit or discard. Anything it could not support from your words is flagged rather than guessed.

3

Sign and send

Coverage is checked against the standard before you can sign. Then the PDF is ready, carrying your branding, with a link your client opens on their phone.

Why it holds up

A signed report is a record, and it behaves like one.

A home inspection is read once carefully by a buyer, skimmed for years by everyone else, and occasionally read very closely indeed by a solicitor. The software should assume the last case.

Pricing

One price. One inspector.

No per-report fee, no annual contract, no call with a salesperson.

Questions

The things inspectors ask first.

Does it work without signal?

Yes. Capture is entirely offline photographs, dictation and the checklist all work in a basement. Everything syncs when you are back in range, and nothing is lost if you never get any.

Does it invent findings?

No. Findings are composed from what you actually said, and anything unsupported by your words, whether a measurement, a cause or a date, is flagged for you before you can sign.

Whose branding is on the report?

Yours. Company name, logo, licence number and accent colour print on the cover and every page. Your client sees your firm, not ours.

Can I change a report after signing?

Yes, but not silently. Unlocking asks for a reason, keeps it permanently, and requires you to sign again, so a correction is a correction rather than a rewrite.

How do I cancel?

From the billing screen in the app, in two taps. No email, no notice period. You keep access until the end of the period you have paid for.

Do I own my data?

Yes. Your inspections, photographs and reports are yours. Cancelling does not delete them, and signed reports stay available to you and to the clients you sent them to.
